Search and Selection
Synergy has an extensive database of commercial properties detailing such information as lease terms, costs and recent deals completed and so we are able to see which properties are currently available and which ones are due to come onto the market, as well as track the latest deals. We can very easily establish the current market rate and the likely terms to be accepted. We use this information to ensure we achieve the best deal for our clients, along with the comprehensive knowledge we have gained through years of working within the industry.
We take a detailed brief from the client, including understanding their business plan, so we can appreciate their requirements to ensure the property will allow them to perform their business, not just in the first year, but in successive years. We will provide a schedule of available properties, detailing information such as terms being offered, fixed and variable costs and our comments regarding suitability. With this report, we create a shortlist and after viewing each property we will advise on the best deal to secure the preferred property. We can at this stage provide very simple budget costs for the fit-out, as well as simple space plans indicating how each property can be utilised.
Legal
At Synergy, we work very closely with a variety of legal practises to ensure that each client receives the level of service and expertise, specific to their requirement and budget. We have relationships with both international and local solicitors who offer a vast array of experience and advice. Synergy works alongside each practise to ensure they are fully aware of the terms that have been agreed and any implications they may present, and we ensure the client is fully informed at all stages. We will manage both our clients and the future landlords’ expectations, and ensure the process is performed efficiently and without delay.
Design and Build
Synergy has very experienced Designers and Project Managers, who have worked within all commercial sectors creating environments that achieve both the business and budget requirements. We work closely with each client to fully appreciate how they work, to optimize their business and then produce detailed designs, specifications and budgets to ensure all areas of the project are fully understood at the very early stages to ensure no hidden surprises. We agree a final design, specification and budget and will commit to a project program where we will manage all areas of the work, including such things as achieving local authority approval, construction, mechanical and electrical, data, finishes, and furniture. This means that we guarantee the budget, specification and program. We have never missed a deadline or exceeded a budget against an agreed specification and we do not intend to start now!
Corporate Real Estate/Facilities Management
Clients have pushed Synergy to continue their relationship by asking us to manage their property portfolios and facilities for them, to ensure that next to their staff, their second biggest asset is properly and efficiently maintained and managed. We have a 24/7 help desk facility that has full access to every client’s property information and so we are able to ensure a fast and effective response to any call. Additionally, we monitor the costs associated to each property to make sure every client receives value for money and we communicate this through a variety of reports tailored to each clients own specific need.
